The usual spring real estate market in Toronto got off to a bumpy start thanks to the weather. For much of the month, the sun didn’t shine and rain fell from the sky. While weather may not be the first thing you think of when it comes to home buying and selling, it plays a large role.
Many sellers have aspects of their property that they simply can’t show off in bad weather. For example, expansive backyards, outdoor pools, decks and more all go unnoticed when the weather makes it difficult to go outside. How can one sell his or her home if an expansive backyard is covered in snow? What is so appealing about an out-of-season pool?
Throughout April, many homeowners were checking the Weather Channel on a daily basis, waiting for the perfect time to list their property. Although many sellers were looking for an ideal moment, some of them simply went ahead and hoped for the best. By the end of the month, the weather cleared up and many people decided to take a chance by listing.
While many sellers agree that it was still too soon to list, they are hoping for things to pick up in May. With the prospect of better weather conditions on the horizon, showing off expensive outdoor additions now seems possible. Better yet, buyers are more likely to trek across the city and tour homes in warm and sunny weather. Not only that, but dispositions are better when it’s warmer out and the sun’s screaming. When the vitamin D flies, people will buy!
